What we do

We prepare newly built, renovated and commercial spaces for walkthroughs, handovers, occupancy and move-in — the point where a project stops being a site and starts being a space.

That means working to a construction schedule rather than a cleaning one: showing up when the trades are done, cleaning around the ones who are not, and finishing on the date your client is standing in the doorway.

Recent work

The same room, twice

A basement suite in Calgary, photographed at site condition and again at handover.

The same basement living area at handover: vinyl plank flooring down, floor and walls cleaned, room empty and ready for occupancy.
Basement living area at site condition: bare concrete floor with construction debris, offcuts and dust, appliance still standing in the room.

Basement suite — final construction clean

A newly developed basement suite taken from site condition to handover. We came in behind the trades once flooring and cabinetry were in: construction dust off ceilings, bulkheads, walls and trim; protective film, adhesive and labels removed from cabinetry, appliances and glass; egress windows, tracks and sills cleaned; and the new vinyl plank floor washed and finished for the walkthrough.

Why Iron Dust

Built for the last week of a build

The final clean lands in the tightest part of any schedule. Everything below exists to keep it from becoming your problem.

  • Detailed final cleaning

Top-down, room-by-room, with the ledges, tracks, vents and door tops that get missed when cleaning is treated as an afterthought.

  • Reliable scheduling

We commit to a date and hold it. If your schedule moves, tell us early and we will move with it rather than dropping the job.

  • Site-aware practices

Crews who understand site rules, protected finishes, access control and what not to put on a natural stone counter or a factory floor finish.

  • Clear communication

One point of contact, a written scope before we start, and a message when the crew arrives and when the space is done.

  • Flexible coordination

Evenings, weekends and phased work where the build calls for it. Multi-unit runs are sequenced against your possession calendar.

  • Handover-ready results

The measure is simple: the walkthrough happens and cleaning does not appear on the deficiency list.

A top-down detail of the entire space: construction dust removed from ceilings, walls, ledges, trim and vents; adhesive, overspray and drywall compound cleared from finished surfaces; windows, tracks and sills cleaned; cabinetry and closets done inside and out; fixtures, hardware and appliances detailed; and floors cleaned to the finished standard of the installed material. The exact scope is set per project and confirmed in writing before we start.
